Preparation
We will advise on presentation and take a photographic inventory and schedule of condition before tenants move in. We also arrange your Gas Safety Certificate, Electrical Safety Certificate and Energy Performance Certificate as and when they are all due.
Letting
We will conduct viewings on the property and provide feedback. Once we have an interested party we extensively credit reference the tenants and sign them on an Assured Shorthold Tenancy Agreement (AST) on your behalf. Deposits are taken from the tenants and registered under the Tenancy Deposit Scheme.
Management and Maintenance
With the property occupied we will be the point of contact for your tenants and organise any maintenance work necessary up to an agreed limit. We conduct an inspection at three months and six months into the tenancy and every six months from this point.
We will draw up a Log Book for your property. This will hold all relevant information and property history and will be a valuable asset for letting or sale. Keeping up to date with the latest regulations and expectations for the rental market, we will pass on all necessary information so you can take advantage of all our knowledge and expertise.
Accounts
Keeping your money safe is of upmost importance to us. Rent collection will be prompt and paid direct into your bank account.
